What is your change/cancellation policy?

In the event of cancellation the following charges will normally apply:


More than 8 Weeks prior to Arrival Date – Deposit paid on booking is non-refundable
Less than 8 weeks prior to Arrival date – 100% of total rental charge
All Cancellations MUST be made in writing. In the unlikely event that circumstances beyond the Owners control resulting in the cancellation of the booking the Owner or their Agent reserves the right to cancel the booking and be liable only to the refund amount, any monies already paid by the Client.

 

GIVEN THE RECENT VIRUS, WE STRONGLY URGE YOU TO HAVE ADEQUATE TRAVEL INSURANCE AND THAT IT COVERS COSTS CONCERNING COVID19.  WE HAVE ALWAYS WORKED WITH GUESTS TO ENSURE YOU HAVE THE BEST POSSIBLE EXPERIENCE WITH US.  BUT WE HOPE YOU UNDERSTAND THAT AS A SMALL BUSINESS, WE MUST STAND FIRM ON OUR

CANCELLATION POLICIES.

 

Finally, the rules of contact, quarantine and isolation change on a regular basis - sometimes even daily.  While we diligently update our website, the guidelines written here may have changed since we published on 5th June 2020.  We will always send you current terms and conditions at the time of booking, but if you have any specific queries or concerns, please do contact us.  We will answer you generally within 24 hours.



When is checkout time?

Yawn. 10 am.  Just turning off the lights, air conditioning,

shut the door and travelling safely back home.


How will we receive our confirmation and arrival instructions?

We will email you a welcome pack when you confirm, and a reminder email for your final payment 8 weeks before you arrive. But remember, we want you to have the best possible stay in our home and Florida in general. You are most welcomed to call or email us for any questions or concerns.


What are your office hours?

We generally take calls between 9am and 5pm GMT (as we live in London, England) on weekdays. However, the best way to get a hold of us is by email, at windsorhillstownhouse@msn.com. Our management company is available during the same hours in Florida (5 hours behind GMT) and their contact details will be in the welcome pack.


Whom do we contact if something breaks or otherwise goes wrong during our stay?

Our property managers have a 24/7 service, particularly for emergencies. You can also contact us for any concerns. 


How long have you been in business?

We purchased our townhouse in June of 2011, so we've been doing this for a while.  And we are licensed by the State of Florida.

Is the property near any noisy roads?

Windsor Hills is a very quiet resort in general. Speed is controlled and ‘boy-racing’ is non-existent. Our Townhouse is tucked away from the ‘main’ road into the resort, yet a mere 3 minute walk to the clubhouse and central pool, tennis courts, play area, games room, fitness centre and cinema.

 

Micky & Co live (literally) next door. Just 3.6 miles from Disney's gate. Windsor Hills is the last property that can be built upon before Disney. In fact, cross Old Lake Wilson Road (which borders Windsor Hills) and you're in the House of Mouse.

Is the Townhouse I see on the internet the one that I'll get?

Yes. The photos you've seen have been taken by us or those taken by our management company. There are some of Windsor Hills Clubhouse and swimming pool provided by Windsor Hills, but what you see is exactly what you get. And as you'll note, Windsor Hills community is very well looked after.

Is the property part of a timeshare development?

No timeshare or hard sell. We wholly own our townhouse. Windsor Hills is a gated, secured community that has been zoned for holiday rentals. Almost all of the units (condos, townhouses, detached houses) are privately owned and let for vacationers. It's extremely well laid out, and comprises hundreds of detached homes, townhouses and Condos - but you'd never know it because of the smart planning.

Are there specials or discounts available?

Compared to hotel stays, most people find townhouses are real bargain. Occasionally, we do offer some discounts, but this is season-dependent and possibly for short notice rentals. Contact us for more details and we'll see what we can do.


Is everything included in the rental price or are their additional charges? What about taxes?

The quote you receive from us will be for the cost of renting our townhouse for the number of days you request. Taxes will be quoted separately for our guests from the US and Canada (as required by US law) but will be included in the price quoted for guests from all other countries. The only 'additional charge' is for pool heat, which is optional and we will quote for this separately for bookings between October and April when it is usually required.


How old is the townhouse?  And has it been refurbished recently?

As bricks and mortar go, our townhouse is a mere baby – it was built in 2004. We are constantly updating and refurbishing to provide the best possible accommodation and facilities. The most recent addition is the new roof over your head, new master bathroom suite, a sofa suite and HD TVs in the living area and all the bedrooms, new fridge and soft furnishing. The downstairs interior was repainted from top to bottom during 2019 and the upstairs areas in 2020. More is on the way to maintain its 5-star appeal.

What is your smoking policy?

We have a no smoking policy in our townhouse. Smoking is permitted around the pool area.


Are Pets allowed?

We love pets and have several of our own. But sadly, pets, no matter how well behaved, are not allowed in our townhouse for numerous reasons.

What is the view from the property?


We have a wonderful un-obscured view of large lawn area to the rear of the property. We are at the end of the terrace, which provides a ‘corner view’ from the pool area, which also means the townhouse remains light and sunny most of the day. This is the most sought-after area in the Townhouse section of Windsor Hills.

 

Is the pool heated?

 

Yes, for an additional charge of £15/$25 a day. You’ll find this is a standard fee and worthwhile in Florida’s cooler months.  You are unlikely to need pool heat from late spring to September.

Is there a fenced backyard where children can play?


None of the townhouses in Windsor Hills offer a fenced garden or yard, although the pool area is enclosed by screens. However, the area directly behind our townhouse is a large lawn area perfect for kids to play if they wish (below). There is no fence, but it is ‘enclosed’ by townhouses on all four sides. There are also play-parks dotted around Windsor Hills. Windsor Hills is a safe, gated community where children often play freely. However, your personal parental sensibility is needed to judge just how ‘free’ kids are to roam.

How many people can be seated at the dining room table?

We provide chairs for four adults (or kids) in addition to room for a high chair. The breakfast bar also seats four.


Is there a separate dedicated telephone at the property?

Yes. Local and long distance calls in the US and Canada are free.


Is high speed internet access available?

Yes. The access code is available in the Welcome book when you arrive.


Are linens and towels provided?

Yes. You need only bring towels for the Clubhouse pool or beach.a

Will we need a car?


In a word, yes – and no. Let me explain.  There is a large Walmart just a 15/20 minute walk from Windsor Hills and some small ‘convenience type’ supermarkets in the same distance.   Groceries - at a premium cost - can be brought to your door.  There are also some restaurants within the same distance.  Uber is a good and inexpensive way to get to and from Windsor Hills, the parks (especially when you consider parking fees are $25 per day at Disney) and just about everywhere else.  In Kissimmee, as of June 2020, the cost per mile is $1.71; the cost per minute is $0.30.  But remember, everyone else knows this as well and an uber after the fireworks could be a long wait with cranky kids and adults.   So it is conceivable that you don’t need a car.

 

But we recommend you hire/rent a car.

 

If you’re American (like Joe), you probably wouldn’t even ask this question. Generally speaking (and outside the World of Disney) Americans move on roads, not buses and trains. And if you’re from England (like Polly) you may find it weird that you can’t really walk anywhere – outside of the miles you’ll do in the theme parks. If you’re from anywhere else in the world, when you add up extra transportation costs including transfers to and from the airport with the lack of convenience to go anywhere any time you wish, a car is a must. Besides the road systems in and around Orlando are brilliant and easy to navigate, particularly if you have a sat-nav. Piece of cake

Are there nearby restaurants, supermarkets or drugstores?

Yes. As mentioned previously, there's a Walmart about a 2 minute drive from Windsor Hills - and the US192 (the main road) is just beyond that.  From there both drugstores and supermarkets are a 5 to 10 minute drive, depending on what you’re after. When you book, we give you a detailed information pack containing everything you need to know. In terms of restaurants, just about any ‘chain’ restaurant you’d like is on nearby US 192. From Dennys to Applebees to The Olive Garden to Micky-D’s to sister Wendy’s plus enough steakhouses to make a grown cow cry, you needn’t want for any delicacy.
